Fixtures and Water Heaters

Fixture installation

Set toilets level on a fresh wax ring with the closet flange flush with the finished floor. Install lavatory traps with full-flow construction; avoid S-traps. Showers need a code-compliant pan and a slope of at least 1/4 inch per foot to the drain.

Water heaters

California requires water heaters to be strapped against earthquake movement with two straps, one in the upper third and one in the lower third. A temperature and pressure relief valve must discharge through a pipe to within 6 inches of the floor or outside. Gas heaters need a sealed combustion chamber or proper combustion air.

Common code violations

Frequent failures include missing seismic straps, unsealed openings to attics or garages, S-traps, missing access panels at tubs, and unprotected pipes through concrete. A 10-minute self-inspection before final saves hours of callback time.
